  1. Stupid calling a €1m house a “luxury property”. It’d just about buy you a basic three bed in a place that’s not a kip.

  3. For a 900k mortgage (10% deposit), you need an income of 225k, which is 110k per person assuming it’s a couple. That’s certainly a high end salary, but it’s not exactly unheard of. I suppose it’s also a bit more unusual to have both the spouses to earn a high salary. I didn’t even account for mortgage exemptions where they go over the 4x salary limit, or higher amounts of deposit saved (though we’re already talking about very high deposits here).

    There’s a 750k house 100m from mine and no one is interested. Like most things here it’s so close to being worth it but they took a short cut, the house is beautiful but theres no private access the drive essentially drives through a neighbours farm and house. So close to being worth it but so far.

  5. Probably because they’re unlikely to be rented out by grubby landlords or vulture funds.

    A lot of these are likely people trading up and carrying a good chunk of equity from previous buy.
