I have a question, am I being royally assfucked by the property agents/landlord.

So last year I didn’t think much of it, and I had to pay maybe 400 francs extra on top of my rent/nebenkosten (1150.- per month total), and I paid that extra due to the war in Ukraine etc, made sense it would go up a bit.

However, this year they’re trying to make me pay 815 CHF EXTRA, on top of increasing my Nebenkosten last year so my payments are now 1260.- per month.

It just seems a little ridiculous that on top of the extra 110 per month they increased for Nebenkosten adjustment last year, they then want to try and charge me 815 on top?? Am I being crazy or does that seem a little sus?

For reference I am 26, have a 2.5 55m2 apartment in Chur. It’s a big(ish) building, to be honest I don’t even know where the gas is being used because almost everything is electric. I pay the water and electric separate (about 25-30 per month). Like I don’t even think there is a chimney in this apartment to be swept for 900 odd francs, and somehow the gas bill is ridiculously high this year, even though we haven’t had a bad winter and I didn’t even turn my radiators on the entire year….

What do you guys think? Should I challenge any of this? Am I being dumb, because all of my colleagues at work have had this before, but never to this extreme, maybe had to pay up to 200 francs extra for the year… bloody 800 are you kidding me?!

    It’s absolutely normal, fly to Russia and say thank you to Putin for royally fuck our economy. Gas consumption will keep increasing in costs until those morons stop shooting each other for a piece of land

  2. Did they increase the rent or the utility cost or both? How much was your utility contribution with your previous rent agreement?

    It’s definitely a lot but gas can be used for a lot of things such as heating water.
    Maybe try to move to an apartment that does not rely on gas?

  3. How big is your flat? I don’t know why you pay heating for 120m² but other side costs only account for 50m²

  4. Turning off the radiators might be a bad idea.
    In your case heating cost is distributed by flat size not usage.

    If you don not heat, but the old lady upstairs now has cold fee, she will heat even more.
    Which might lead to higher overall cost and will make you pay more in the end.

    So you payed 110.- more this year compared to last year per month.
    But you only payed 120.- per month into the Nebenkosten account.

    I would assume your rent increase and you did not actually pay more into your Nebenkosten account compared to last year.

  5. Your building is heated with gas. Means the warm water inside the radiators is heated with gas. Gas prizes have increased considerably. Fuck you Putin. Unfortunately there is no heating counter in your apartment and you are billed by your share of building volume. Means your energy saving efforts were dwarfed by the additional consumption of the other tenants. Fuck them too.

    If you have heating radiators a consumption based billing for heating is possible. If you have underfloor heating it is only possible without considerable rework into the heating system. Unfortunately canton GR does not mandate consumption based billing for old buildings, even when possible. Nevertheless, try to get in touch with your rental administration and see if they could install heating consumption meters for a more fair billing.

    Total is less than 200 CHF per month, which is not high. The 120 CHF akonto per month just doesn’t seem to be realistic at all anymore as the gas price went up.
