Today we just have the "State of play" for leaving our apartment in Lausanne (3.5 room, 80m2, rent 2100 CHF, 5 years living). We did the cleaning moderately (vacuum, mop, clean kitchen+bath sinks), so we expect to incur some cost for the cleaning etc. from the landlord (Bernard-Nicod).Then here come this bill.

  1. Complete cleaning of the apartment: 3000
    2. Cylinder replacement + supply of 4 keys: 1500 (I forgot the last key to return)
  2. Painting package: 1500
  3. Package for parquet: 2000
    5. June rent half rent: 1050 (expected)

So ignoring points 2,5, the remaining total cleaning cost is 6500 CHF. The agency guy said it’s "upper estimate" number and can be lower; but I’m sure the worst case (maximal) is gonna happen. This would completely deplete the 5700 CHF deposit.

  • Is this number to be expected? Or it’s usually high?
  • Is this too late at this point? Is there any action I can do to negotiate? I’ll have to step by their office in the next day to return them the last missing apartment key. Anything I can still do/say?

I am still stunned by this number and not in the clearest state of mind how to process this… Thank you in advance for any advice.

    Insurance should cover the key, painting and floor (minus the deductible). In my case it did (paint and lost key).

    The cleaning sounds excessive for 80m^2. How dirty/damaged did you leave it?

    Do you have legal insurance? Do you have pictures/videos of how you left the apartment? This might determine your next action.

    All in all it sounds like they’re trying to rip you off. I’d focus on the cleaning part though, you could even offer to return and redo if possible.

    * Why the heck did you sign it?
    * Why the heck did you not employ a cleaning agency for a full clean up to standard?
    * What the heck did you do to the walls that they need painting?
    * What’s the condition of the wooden flooring you seemingly have damaged?

    Did you sign it? Really shouldn’t have….

    And no way cleaning a flat costs 3k unless you butchered some animals in there and let them to rot for a month.
