Denied by DCC because it might devalue nearby properties and because not all options were investigated.
Both of those arguments are jokes.
Like how in the name of God is anybody supposed to investigate **all** options when proposing a development? It’s an impossible standard for anybody to meet.
Edit:
I’m getting pretty damned angry the more I think about it. What exactly is wrong with tearing down old buildings and replacing them with bigger and better buildings? Cities are supposed to be lived in, not to be museums.

Until ridiculous regulations on height are removed, there’ll be no chance of getting anywhere near solving this crisis.

Is everything broke in this country, like litterally everything? The incompetence of everyone from Judges to local councils actually infuriates me
The ‘mixed use’ referred to in the article is office/cafe/community spaces.
Look, here’s a relevant description from the planning application (bold mine).
___________________________________
The proposed development comprises:
•Demolition of existing 6 no. storey office building and single-level basement;
•Construction of a mixed-use development ranging in height from 9 no. to 17 no. storeys in height (73.4m) over lower ground floor and double basement comprising office accommodation, arts/community/cultural spaces and retail/cafe/restaurant uses;
•The development is divided into 4 no. buildings ranging in heights of 12 no. storeys (Block A), 17 no. storeys (Block B), 10 no. storeys (Block C) and 9 no. storeys (Block D);
• **The overall gross floor area of the development comprises 87,209 sq.m. (excluding double basement of 14,420 sq.m.) including 69,258 sq.m. of office space, 2,371 sq.m. arts/community/cultural uses and 196 sq.m. of retail/café/restaurant space;**

Oh no. Poor Johnny. I will never understand why this sub has such a hard on for this leech and his fellow “developers”.
He got bailed out by the taxpayer, but not before he moved the profitable assets out of his old company into a new company and then he just walked away and started again.
He only builds office space and is looking to build more here even though there is way too much office space already, a lot of it built by him (he’s building the office that citi are moving in to too). He should have been told to fuck off and come back with a plan for a residential building.
He is literally one of the people who caused the last crash, and he’s doing fuck all to help with the housing crisis.
Fuck Johnny Ronan.

I believe he was already given planning permission to build another 22 storey office building at Tara Street a few years ago but it’s just been a hole in the ground for a long time.

Eh lads, am I missing something? I’ve just looked at the plans for all 17 floors of this building (planning application [3274/24](https://planning.agileapplications.ie/dublincity/search-applications/results?criteria=%7B%22query%22:%223274%2F24%22%7D&page=1)) and none of it is residential. Why are people getting annoyed about it being refused planning? I thought most here believed there was an oversupply of office space in the city.
